2007 - RESULTS

Real Estate sales for Emerald Bay in 2007 was on pace and consistent with the preceding year. 16 Emerald Bay properties were transacted and sold in 2007 ranging in price from a low of $2,900,000 to a high of $19,000,000.

Activity continues to remain consistent in 2008 with 11 Emerald Bay properties having closed escrow through the first seven months of the year. IN THE BAY REALTY represented both the Buyer's & Seller's of 4 of the 11 year to date 2008 sales: 940 Emerald Bay151 Emerald Bay, 69 Emerald Bay & 36 Emerald Bay.

COMMUNITY

A number of the annual real estate sales within the private beach community of Emerald Bay are “Private Listing” or "Off Market" transactions that are completed before they ever get to the MLS. We also specifically target advertising to prospective Buyers in the Santa Barbara, Las Vegas and Arizona areas. These specific Buyers have been the single largest segment of Buyers in recent times comprising purchases of second or vacation homes.

HAROLD NORIEGA - Principal



A 25 year resident of Emerald Bay, Harold Noriega has been a long-time fixture within the community. If not on the Tennis Courts, Swimming Pool or Swanson Park with his two children, Harold can be found either playing Beach Volleyball on one of Emerald Bay’s three professional volleyball courts.

After a successful two decade career in the Commercial Finance field, the transition to Emerald Bay real estate was a natural progression. “The prosperity of my Commercial Finance business was truly a blessing. It allowed me to achieve the personal and financial goals that I set out for myself as a young man. Now 52 and after having our first child at the age of 40, I have extremely fortunate to be able to spend most of my time in the past 12 years with my two children while they grow up. The transition to Emerald Bay real estate has been a natural and seamless transition for me. I have always been active within the community, either socially or athletically. Because of my Commercial Finance career, I have had the opportunity to engage with numerous companies throughout the greater Los Angeles and Orange County areas. Many of my Commercial Finance clients are friends and neighbors who reside in Emerald Bay. Often these friends would contact me to consult about the various aspects of an Emerald Bay property. These demographics made a great fit. Most of my friends and business contemporaries comprise the largest segment of my Emerald Bay real estate clients.”

An Emerald Bay resident since 1985, Harold and his wife Treva are raising their two children there and continue to be active members within the community.


DAVID COOPER
- Principal           



David Cooper's real estate career reaches back over 25 years beginning with the Forest E. Olsen Company. Since that time, David has handled every type of transaction imaginable, giving clients the benefit of personal attention from a proven professional. A long time resident of Newport Beach and Corona Del Mar prior to he and his family relocating to Emerald Bay in 1999, David has cultivated a vast client list comprised of some of the most affluent clientèle in Orange County.
